Lasting First Impressions

Street appeal is the first impression a potential purchaser will have of your property. Keep lawns mowed, and the yard free of rubbish. Paint or wash the exterior of the house. Make sure the front door is clean and the lock works easily and fits properly.

Set the Scene

Colourful flowers and some indoor plants help set the scene of tranquility and serenity. A freshly brewed pot of coffee or freshly baked loaf of bread will create warm homely feelings about your home. Be sure to make your home as comfortable as possible by opening or closing windows and doors dependant on the weather conditions.

Odour Control

It is important to eliminate all pet and cigarette odours. Be sure to empty kitty litter boxes daily and use a trusted environmentally friendly ozone spray to help remove any odours. In some cases things such as new floor coverings will be advised.

Illumination is welcoming

Make sure your home is bright, airy and well lit. Dark rooms do not appeal. Clean all marks off the walls to make rooms brighter. Drawn curtains are lovely but can tend to dull the atmosphere. Make great use of any natural light.

Kitchens and Bathrooms

These two rooms must be presented in a spotless condition. Don't leave dishes in the sink. Take absolutely everything off the bench tops and tidy storage areas. Put all your toiletries and cosmetics away. Decorate the bathroom with some potpourri or decorative soaps.

Faults and Repairs

The discovery of even a minor fault by a potential purchaser often leads to a much more extensive search of the property. Small things such as leaking taps, loose knobs and sticking doors and windows can put people on the defensive. Minimise these annoyances by having them fixed.

Clear out Clutter

Remove all excess furniture and unnecessary items. Clean out and tidy all rooms and storage areas to give the impression of plenty of usable space throughout the home.

Pets

A barking dog will not only scare some potential purchasers, but may also take away their concentration from inspecting your property. Make sure they are out of the way when potential purchasers are coming through. Remove kitty litter and pet food bowls.

Garage and Sheds

Make sure all equipment and gear is placed as favourable as possible to give the impression of size.
